The problem with a phone full of trades

Almost every landlord and letting agent we take on arrives with the same setup: a contacts list full of individual tradespeople, each reliable in their own way, none of them coordinated. A plumber who is excellent but books three weeks out. An electrician who answers on the second attempt. A cleaner who cannot do Fridays. It works, just about, until a tenant reports a leak that has taken out a ceiling and suddenly you need three of them in sequence.

That coordination is invisible work, and it is the single largest hidden cost in managing residential property. Every job that needs two trades needs a project manager, and in most agencies that project manager is a property manager who already has ninety other things to do.

Reactive repairs and tenant satisfaction

Tenants do not judge a landlord or an agent on the quality of the repair. They judge on how long it took someone to turn up. That is the metric that drives renewals, review scores and the volume of complaint emails landing in your inbox.

We answer the phone 24 hours a day, seven days a week, on 01244 529900. Genuine emergencies, water ingress, no heating or hot water, a property left insecure, a dangerous electrical fault, are targeted within four hours. Everything else goes into the next available diary block, which normally means days rather than weeks.

Where you want us to, we arrange access directly with the tenant. That removes an entire round of scheduling from your day and means the appointment is made by the person who actually holds the diary. Void turnarounds that do not drift

An empty property earns nothing, and voids drift for one reason above all others: the works need several trades and nobody is sequencing them. The clean cannot happen until the decorating is finished, the decorating cannot start until the plumber has been, and the plumber is booked for next Thursday.

Because every trade is in-house, we sequence a void as a single job with a single completion date. A standard turnaround, deep clean, touch-up or full redecoration, minor repairs, a safety check and a garden tidy, is usually finished within a few working days. Larger reinstatements after a difficult tenancy are surveyed free and quoted at a fixed written price with the completion date included.

We photograph the property on arrival and on completion, which gives you an unambiguous record for deposit discussions and for the incoming tenant's inventory.

Managed blocks, communal areas and grounds

Block and estate management brings a different pressure, because the people paying the service charge can see exactly what they are getting. Overgrown grounds, a stained stairwell or a fly-tipped bin store turn into leaseholder complaints far faster than a hidden mechanical fault ever will.

We run communal work on scheduled cycles agreed in advance. Grass cutting and grounds through the growing season, hedge cutting in late summer, seasonal planting and pruning to keep beds looking cared for, communal and stairwell cleaning at whatever frequency the service charge supports, bin store cleaning, and a full gutter clearance before winter.

Each visit is photographed and logged. When a leaseholder challenges a service charge line, you have dated evidence of exactly what was done rather than an invoice description and a hope that it is remembered accurately.

Compliance without the diary anxiety

The paperwork side of residential letting is where the genuine risk sits. An EICR that expired while a property was void, a gas certificate nobody renewed, or smoke and carbon monoxide alarms that were never tested are the issues that turn an ordinary claim into an uninsured loss and, in the worst cases, into enforcement action.

Our gas work is Gas Safe registered and our electrical work is carried out to NICEIC standards, so we can run the testing, carry out any remedial work identified in the same visit where practical, and hold the renewal dates across your portfolio so nothing lapses quietly. Every job is covered by public liability and employers' liability insurance, with documentation available before a first visit rather than after you have chased for it twice.

Where we install something new, a workmanship warranty is available depending on the type of work, and exactly what is covered is confirmed in writing as part of the quote.

Do you work directly with tenants?
Yes, if you want us to. Most agents give us the tenant's contact details and we arrange access directly, which removes a round of phone tag from your day. You still get the full report and the invoice, and we never discuss cost or liability with a tenant.
How fast can you turn a void around?
It depends on the condition, but a standard void, clean, touch-up decoration, minor repairs and a compliance check, is usually completed within a few working days because every trade comes from the same team. Larger reinstatements are quoted with a completion date included in the fixed price.
Can you handle gas and electrical certificates?
Yes. Our gas work is Gas Safe registered and electrical work is carried out to NICEIC standards, so we can run EICRs, carry out the remedial work identified and hold renewal dates so certificates do not lapse while a property is let or void.
Do you take on single properties or only portfolios?
Both. There is no minimum spend and no requirement to sign anything. Many of our portfolio clients started with a single emergency call-out.
What evidence do I get after a job?
Before and after photographs, a description of the work carried out and a note of anything that will need attention later. Agents can pass that straight to a landlord, which usually ends the conversation about whether the spend was justified.
