An office with no heating in January sends people home. A warehouse with a roof leak over racking is looking at damaged stock and an insurance excess. The repair itself is rarely the expensive part.
That is why our commercial work is organised around response rather than rate. We answer the phone 24 hours a day on 01244 529900, and genuine urgent failures are targeted within four hours. The first visit makes the situation safe and gets you trading again if that is possible, and a fixed written price for the permanent fix follows the same day.

The commercial properties we look after
Our commercial client base runs across a broad mix of building types, and the common thread is that each one has a business depending on it rather than a tenancy agreement.
Offices and business parks make up a large share, where the recurring work is heating and cooling, electrical faults, lighting, washroom plumbing, communal cleaning and grounds. Retail units and parades bring shopfront damage, security response, signage and high-frequency cleaning. Warehousing and light industrial sites are dominated by roofing, valley gutters, hard surface repair, yard clearance and fly-tipping. Hospitality, care and education settings add a compliance dimension, with testing regimes that cannot be allowed to slip.
Multi-site landlords and asset managers tend to be our best fit, because that is where consolidating trades produces a visible saving. One point of contact across a portfolio removes an enormous amount of coordination work from a property manager's week.

Working around your operation, not through it
The most common complaint we hear about previous contractors on commercial sites is not the quality of the work. It is that the work happened at the worst possible time. Painters in a reception at 10am on a Monday. A water shut-off during a lunch service. Scaffolding across a shop front in the week before Christmas.
Because we are open 24 hours a day, disruptive work does not have to happen during trading hours. Redecoration, deep cleaning, floor works, electrical isolation, drainage and anything involving noise or access restriction can be scheduled overnight or at weekends. We agree the window in advance, work to it, and leave the space ready for opening.
Where work genuinely has to happen during the day, we phase it. That means dust screening, sectioned access, clear signage and a plan agreed with your site manager before anyone unloads a van.
Planned programmes and lifecycle works
The commercial sites that cost the least to run are the ones on a proper planned programme. We build annual schedules around the building's actual risks rather than a generic checklist.
For most commercial sites the core programme is a twice-yearly gutter and valley clearance, a grounds and grass cycle through the growing season, hard surface and car park cleaning, an external fabric inspection ahead of winter, and a redecoration cycle set to the material and exposure rather than a fixed number of years. Statutory testing sits alongside it, with renewal dates held by us so nothing lapses quietly.
Lifecycle and project work is quoted the same way as everything else: a free survey, then a fixed written price. That covers larger pieces such as full external redecoration, flat roof renewal, lighting upgrades, washroom refurbishment and yard resurfacing.

Compliance, access and site safety
Commercial sites carry obligations that residential ones do not, and a contractor who cannot evidence competence creates risk rather than removing it. Our teams hold CSCS cards for site work and IPAF certification for powered access, which matters on warehouse roofs, high-level lighting and industrial guttering. Gas work is Gas Safe registered and electrical work is carried out to NICEIC standards.
Public liability and employers' liability insurance is in place on every job and documentation is provided up front. We are currently working through Safe Contractor accreditation. Where a client operates their own permit-to-work or contractor induction system, we work within it as standard.
Where we install new equipment or systems, a workmanship warranty is available depending on the type of work, confirmed in writing as part of the quote so the cover is unambiguous before anything is ordered.

- Yes. Lease-end reinstatement typically pulls in several trades at once, decoration, flooring, partition removal, electrical make-good and a deep clean, which is exactly the situation where a single contractor saves both time and argument. We price the schedule of dilapidations as one fixed cost.
